Christopher’s Handyman Service recently completed a major roof overhaul on a residential property: a full two-layer tear-off of a 36-square roof (3,600 sq ft), replacement of 14 deck boards, and installation of new underlayment and shingles. With a two-person crew working over eight days, we delivered a durable, weatherproof roof that will stand up to Michigan’s climate for decades.
Project Overview
The existing roof had two layers of worn asphalt shingles, several soft or rotted deck boards, and signs of water intrusion in the attic. The homeowner wanted a fresh, reliable roof system with upgraded underlayment and flashing to prevent future leaks.
Tear-Off Process
Day 1–2: Set up scaffolding, tarps, and gutter protection. Removed old gutters to clear the eaves.
Day 3–4: Methodically tore off both layers of shingles and felt, hauling debris to a rented dumpster each evening. Cleared old roofing nails and inspected the deck.
Deck Board Replacement
On day 5, we identified 14 deck boards showing rot or warping. Using 5/8″ OSB boards, we:
Carefully pried out damaged boards without disturbing surrounding decking
Cut and installed new boards, securing them to rafters with ring-shank nails
Sealed seams and edges with ice-water shield membrane to guard against moisture
New Roofing Installation
Days 6–7 focused on building the new roof system:
Installed synthetic underlayment rated for ice-dam protection across valleys and eaves
Laid starter strips along the eaves, then installed architectural laminate shingles in a charcoal gray finish
Added galvanized-steel flashing around chimneys, vents and roof penetrations
Integrated ridge-vent installation for improved attic ventilation and temperature control
Cleanup and Quality Assurance
On day 8, we:
Removed all debris, nails and packaging
Reinstalled seamless aluminum gutters and downspouts
Conducted a thorough inspection, using a hose to test for leaks at flashings and seams
Performed a final walkthrough with the homeowner, explaining warranty coverage and maintenance tips
